EXCEPTING therefrom one-half of all oil, gas and mineral rights lying below a depth of 500 feet, as described in the deed to Grayco Land Escrow Ltd, a corporation, as Trustee, recorded March 5, 1970, in Book 234 of official records at Page 4498, which said deed provided as follows: “Excepting that there shall be no right of surface entry.”
