Nevada may be the place where casinos rise from the desert floor like mirages along the fabled Las Vegas strip, but Nevada Land for Sale is never a gamble.

Nevada is the land of the Rat Pack and the Silver Kings – and families looking for sunshine and a place to build their dreams. From the Bristlecone pines of the Great Basin desert to the Joshua trees of the alkali flats; from Lake Mead where the Colorado was tamed to Lake Tahoe, North America’s largest alpine lake; from the solitary ghosts of abandoned mining towns to the hectic pace of boomtowns like Las Vegas and Reno, Nevada is the place where great fortunes are occasionally won – but more often made. Nevada is a land of striking contrasts. In much of rural Nevada, the stars are the only streetlights; it’s ten miles to the nearest neighbor, a hundred to the nearest town. But urban Nevada is pulsing neon, thronging crowds and cities that never sleep.

The non-stop action at Las Vegas’ casino palaces lures visitors from across the globe. And since what happens in Vegas, stays in Vegas, if you want it to keep happening – and you always do – you have to come back again and again. As a convention destination for both domestic and international businesses, Las Vegas remains unrivaled. Like Las Vegas, Reno and the resorts along Lake Tahoe’s California border benefit from gaming, but cater primarily to the crowd crossing over the Donner Pass. Less often mentioned, Nevada’s cities are home to respected institutions of higher learning like the University of Nevada, Las Vegas, as well as world class medical facilities, and aerospace research. Stealth technology was developed in Nevada. Nevada is also an innovator in its exploration of alternative energy sources such as geothermal and solar energy.

Though the state was named for its white mountain tops – “nevada” means “snowcapped” in Spanish – Nevada is among the nation’s driest states with annual rainfall that averages less than fifteen inches in the north and four to five inches in the south. In the northern portions of the state, the sun often shines 300 days out of the year. The summer months can be very hot indeed, but the lack of humidity makes them seem cooler than what the thermometer is showing.

In the areas outside of Las Vegas and Reno, mining and cattle ranching are still Nevada’s biggest industries, and the Cowboy Poetry Gathering held in Elko every year draws Old West lovers from around the world. Nevada’s first settlements were mining towns, their growth fueled by the vast deposits of silver and gold coming out of the mountains. Nevada still produces most of the gold mined in the United States – over six million ounces in 2007 – and gold prices have never been higher.

It’s no secret that development in Nevada reached a fever pitch in the years prior to the present recession. Few other states poured so much investment into new home starts and saw such a dramatic rise in home values. With the collapse of the mortgage market, the decline in the value of Nevada home prices has been significant. But that doesn’t make Nevada a bad place for investing. Nevada’s tax structure (including no personal or corporate income taxes) makes it one of the most business-friendly environments in the United States. Additionally, the state of Nevada offers both start-ups and businesses looking to relocate a wide variety of incentive programs including sales and use tax abatements, personal property tax abatements, and training grants for employees. Nevada Land for Sale is a bargain for anyone looking to stand up from the table with a winning hand.
