R-3 (Single-Family and Two-Family Residential): The Single-Family and Two-Family Residential District is established as a district in which the principal use of land is for single family and two-family dwellings based upon a plan to make the most appropriate use of land. Two-family buildings are intended to have the appearance of single-family homes and be compatible with the scale and character of surrounding single-family homes and neighborhoods. Mobile homes are not allowed in this zoning district. The specific intent of this district is to insure that only such residential uses are permitted as can be properly designed and built so as not to overcrowd the land, cause parking or traffic congestion, or have injurious effects on adjacent single-family residential property.

All that tract or parcel of land lying and being in the City of Albany in Land Lot 230, Dougherty County, Georgia, and being all of Lot 27 of the R.B. Blaylock subdivision according to a plat of said Subdivision recorded in Plat Book 1, Page 246, Clerk's Office, Dougherty Suprioer Court, reference to which plat is hereby made for a more detailed description; Lot 27 being known as 1114 Bonny View Avenue according to the present system of numbering property in the City of Albany, Dougherty County, Georgia.
