That tract or parcel of land, situate in the Town of Wilna, County of Jefferson and State of new York, being part of Lot No. 904 of the Subdivision of Great Lot 4 of McCombs purchase and maybe a portion or part of one or a part of all of the 64.05 acres parcel, 25.0 acres parcel or 20.0 acres parcel deeded to Floyd A. Sykes by Arnold W.A. Fetterley and Marjorie H. Fetterley, husband and wife, by warranty deed dated November 2, 1970 and recorded in the Jefferson County Clerk's officein Liber 825 and page 721, said lands hereby conveyed being more particularly bounded and described as follows: Beginning in the center of the North Croghan Road at the northeasterly corner of Gordon W. Phillips property; thence proceeding in a westerly direction N 54 W 416.5 feet to a West point which is the Northwest corner of Gordon W. Philips; thence proceeding northerly N 36 E for 250 feet to a point; thence proceeding in an easterly direction S 54 E 416.5 feet to a point in the center of the North Croghan Road; thence proceeding in a southerly direction aong the center of the North Croghan Road S 36 W for 250 feet to the point of beginning, containing 2-1/3 (two and one third) acres of land more or less.
