Texas does not zone properties outside of city limits.

The Twin Lakes HOA manages the lakes and common areas located within it’s borders. Lake Lorene and Lake Jeane are privake lakes located on the Joe’s Creek watershed. The HOA also owns Ponce de Leon. All members have the right to use common areas. HOA dues supports maintenance, upkeep and landscaping of common areas, a private security and fire patrol and a gate house. Building plans must be approved by the HOA Architectural Control committee. No temporary structures may be used as a residence and there is no camping. No livestock or commercial use on any property.

Of the county of Brazoria, State of Texas, all the certain real property together with all improvements situated thereon, located in Brazoria County, Texas, known as Tract 306 as more described below;

Fieldnotes for a tract of land out of the William Prater League, Abstract 120, Brazoria County, Texas, and being a part of that certain 326.899 acre tract of land conveyed to Texas Waterways, Inc., by deed recorded in volume 992 page 464 of the Brazoria County, Texas Deed Records, and being known as Tract 306 out of Twin Lakes, an unrecorded subdivision in said Brazoria County, Texas, and being more particularly described by metes and bounds as follows;

Commencing at the most Northerly or Northeast corner of the said 326.899 acre tract, said point being the intersection of the most Northerly line of Twin Lakes Drive, based on a 60.00 ft. right of way, with the most Easterly line of Spruce Forest Drive, based on a 60.00 fr. right of way:

Thence S44°53’ W1905.00 feet with the most Northerly line of said 326.899 acre tract to a point at its intersection with the most Westerly line of Birchmont Drive, based on a 60.00 foot right of way;
Thence S45°00’ E300.57 feet with the most Westerly line of said Birchmont Drive, to the true place of beginning of the herein described tract;

Thence, continuing with the most Westerly line of said Birchmont Drive, S45°00’ E70.00 to a point for corner;

Thence S45°00’ W140.00 feet to a point for corner;

Thence N45°00’ W70.00 feet to a point for corner;

Thence N45°00’ E140.00 feet to the Place of Beginning.
