R-2 (Single & Two Family Residential): Permitted Uses. (1) One (1) family dwellings and Parsonages. (2) Municipal buildings and uses, including police and fire stations; water towers and reservoirs, wells and sewage pumping stations. (3) Garages not located on the same property of a primary residence. (4) Home occupations subject to the requirements of Sec. 13-1-200(51). (5) Two (2) family dwellings, with additional lot area as required herein. (6) Community living arrangements (group homes) which have a capacity for eight (8) or fewer persons served by the program in one unit or both units combined of a two-family dwelling structure. Conditional Uses. (1) Multiple family public or elderly housing with lot area required as specified in Subsection (c)(4) below. (2) Community living arrangements (group homes) which have a capacity for nine (9) or more persons served by the program in one unit. (3) All conditional uses listed in Sec. 13-1-24(b) (4) Use of a dwelling as an office without the necessity of the owner using such dwelling as a residence. Except when the dwelling is a single-family dwelling. Lot Area Required. a. Lot area required for one (1) and two (2) family dwellings. Not less than eight thousand (8,000) feet for one (1) family dwelling lot, not less than ten thousand (10,000) square feet for a two (2) family dwelling lot, provided that this requirement does not apply to any lot in a plat recorded prior to the effective date of this Chapter. b. Lot area required for multiple-family dwellings (elderly housing). Not less than eight thousand (8,000) square feet for each dwelling have four (4) dwelling units or less, provided that the area requirement shall not be greater than the lot area of any lot platted prior to the effective date of this Chapter. Not less than one thousand five hundred (1,500) square feet of lot area, in addition, for each dwelling unit over four (4) in number. Building Height Limit. Two and one-half (2-1/2) stores, but not exceeding thirty-five feet in height. Minimum Floor Area Required. One (1) family dwelling -- Four hundred fifty (450) square feet. Two (2) family dwelling -- Seven hundred twenty (720) square feet per family. Lot Coverage by Buildings. Maximum lot coverage by main and all accessory buildings -- Thirty percent (30%) of lot area. Property Setbacks: Front 30 ft, Side 16 ft, Rear 25 ft.
