A-1 (General Agriculture): All uses allowed by right in the following zones: R-1, U-C, U-C-2 and E-A; except that only one single-family dwelling may be allowed by right; additional dwelling units and residential uses may only be allowed upon first securing a use permit. Also, that kennels may be allowed by right provided the parcel is five acres or more in area; kennels on parcels which are less than five acres in size may only be allowed upon first securing a use permit. The following described real property in the County of Lassen, State of California: Lot 99, as shown on that certain map entitled, “Moon Valley Ranch Unit No. 1,” filed July 12, 1968, in the Office of the Lassen County Recorder, in Book 6 of Maps, at Page 67. Excepting therefrom an undivided 1/2 interest in and to all oil, oil rights, mineral rights, natural gas rights, and other hydrocarbons by whatsoever name known, together with all geothermal steam and steam power that may be within or under said land, as conveyed by deed to Eastwood Minerals Energy Company, a California Corporation, recorded September 23, 1974, in Book 283 of Official Records, at Page 24, Lassen County.
