Excepting therefrom an undivided 1/2 interest in and to all oil, oil rights, mineral rights, natural gas rights, and other hydrocarbons by whatsoever name known, together with all geothermal steam and steam power that may be within or under said land, as conveyed by deed to Eastwood Minerals Energy Company, a California Corporation, recorded September 23, 1974, in Book 283 of Official Records, at Page 24, Lassen County.
