Little Pine Mountain Property Owners Association has its own building restrictions as well.

"BEING LOT NO. 1A of LITTLE PINE MOUNTAIN ESTATES, according to the plat and survey of S.L. Calhoun, Engineer, entitled “Little Pine Mountain Estates” dated 3/2/76, and recorded in Plat Book “M”, Page 64, Haywood County Registry. EXCEPTING AND RESERVING, however, from this conveyance is the right of way and easement in the well, pump and underground pipelines presently located on the above described property, together with the right to go upon the said property for the purpose of maintaining and repairing said well, pump, pipelines or any other portion of said water system, and the right to receive water therefrom for the grantors, their heirs and assigns in perpetuity. This property is conveyed EXPRESSLY SUBJECT to all those covenants and restrictions set out in an instrument dated June 8, 1973, of record in Deed Book 261, Page 598, entitled “Little Pine Mountain Estates, Covenants and Restrictions”, all of which said covenants and restrictions the grantees expressly agree to."
