Single-Family dwelling permitted. No parcel of land shall be less than sixty (60) feet in width or ninety (90) feet in depth. The total ground area covered by all buildings on the parcel shall not exceed fifty (50) percent of the total ground area of the parcel. The height of any structure shall not exceed thirty-five (35) feet.

ALL that certain piece, parcel or tract of land situated in the Township of Coal, County of Northumberland in the State of Pennsylvania, bounded and described as follows: Beginning at a point in the southern line of South Street, one hundred fifty (150) feet East of the Southeast corner of the intersection of South Street with Sherman Street; THENCE in a westerly direction along the southern line of South Street, seventy-five (75) feet to a point; THENCE in a southerly direction and perpendicular to South Street, one hundred eighteen (118) feet to a point; THENCE in an easterly direction and at right angles to the previous course, seventy-five (75) feet to a point; THENCE in a northerly direction and at right angles to the previous course, one hundred eighteen (118) feet to a point in the southern line of South Street and the place of beginning, being in Block Number Seventeen (17) a vacant tract on South Street, Coal Township, Pennsylvania.
