All that certain plot, piece or parcel of land lying and being in the Town of Gouverneur, County of St. Lawrence and State of New York, more particularly described as follows: Beginning at a point in the center of Guernsey Road N 19 deg. 51' 20" W (magnetic 1975) 632 feet from the intersection of Guernsey Road and Us Route 11 and running thence N 19 deg. 51' 20" W 50.39 feet along the centerline of Guernsey Road to a point; thence N 77 deg. 26' 40" E 247.31 feet to a 3/4" diameter iron pipe set 2 feet south of an Elm tree; thence S 34 deg. 22' 20" E 204.99 feet to a 3/4 " diameter iron pipe; thence S 11 deg. 55' 20" E 168.95 feet to a 3/4" diameter iron pipe; thence S 38 deg. 26'00" E 55.63 feet to an angle iron set at a fenceline; thence along said fenceline S 41 deg. 19' 20" W 248.98 feet to a corner thereof; thence S 77 deg. 26'40" W (passing over a found 2" diameter iron pipe at 173 feet and passing over another found 2" diameter iron pipe at the easterly margin of Guernsey Road) 370.35 feet to the point and place of beginning containing 3.65 acres of land more or less as surveyed by Carlton E.
